Civil plumbing & excavation on the Sunshine Coast

Sunshine Coast work runs through two bodies: Unitywater as the water and sewer service provider, and Sunshine Coast Council or Noosa Council for plumbing approvals, stormwater and road openings. The local constraints are environmental — acid sulfate soils on low-lying flats and sediment control in sensitive river catchments.

What is different about working on the Sunshine Coast

Three organisations can touch one job. Unitywater assesses the connection, and the plumbing approval sits with Sunshine Coast Council or, north of the boundary, Noosa Council. Establishing which pairing applies is the first call on any new site, because their processes and standard drawings differ.

Acid sulfate soils are a design input, not a footnote. On low-lying coastal flats, disturbing soil past a trigger depth requires a management plan: testing, neutralising spoil, controlling dewatering discharge and validating the result. It changes the excavation method and the disposal cost.

Catchment sensitivity raises the bar on erosion and sediment control. Work near the Maroochy, Mooloolah and Noosa river systems carries conditions on sediment fencing, stabilised access and dewatering discharge that are inspected, and non-compliance stops a job rather than earning a warning.

Distance shapes how we take the work on. Sunshine Coast projects are quoted with mobilisation and staging in mind, so the work is planned as continuous runs rather than a series of short visits that spend the budget on travel.

Sunshine Coast ground, and what it costs you

From dune sand to hinterland basalt within twenty kilometres, the Sunshine Coast asks for different plant and different support on almost every site.

Where Ground What it means for the trench
Coastal plain Sand with a high water table Trench shields, dewatering, approved discharge point
Low-lying flats Potential acid sulfate soils Management plan, spoil neutralisation, validation testing
Dune and beachfront suburbs Deep loose sand Full trench support, staged excavation, short open lengths
Hinterland Clay and basalt Hammer work, imported bedding, erosion control on slopes

The Sunshine Coast jobs we are called for

Estate servicing to Unitywater standard

Mains, service connections, hydrants and metering built to the provider’s standard drawings, pressure tested and witnessed at the nominated stages.

Sewer connections and house drains

Gravity and pressure sewer connections, manholes and drainage for residential, tourism and commercial sites, CCTV verified at handover.

Stormwater with water-quality devices

Pit and pipe networks, detention and the gross pollutant and bio-retention devices nominated by the stormwater quality plan.

Excavation under environmental conditions

Sediment and erosion control, stabilised access, dewatering management and spoil handling on sites where the catchment is watched closely.

Where on the Sunshine Coast we work

Grouped by the conditions they share, because that is what changes the method.

Caloundra and Kawana

Caloundra · Currimundi · Kawana Waters · Birtinya · Bokarina — coastal sand, health and commercial precinct work.

Maroochydore and Buderim

Maroochydore · Mooloolaba · Alexandra Headland · Buderim · Sippy Downs — mixed density, high water tables near the river.

Northern beaches and Noosa

Coolum Beach · Peregian · Noosaville · Noosa Heads · Tewantin — dune sand, Noosa Council approvals, sensitive catchments.

Hinterland

Sunshine Coast questions

Who approves a connection on the Sunshine Coast?

Unitywater assesses water and sewer connections. The plumbing approval, stormwater and road opening permits sit with Sunshine Coast Council, or with Noosa Council for properties in that local government area.

What are acid sulfate soils and why do they matter?

Naturally occurring soils that release acid when exposed to air. On low-lying coastal land, excavation past a trigger depth requires a management plan covering testing, neutralisation, dewatering and validation — all of which affects method and cost.

Is Noosa treated differently to the rest of the coast?

For plumbing approvals, stormwater and road openings, yes — Noosa Council assesses those in its own area, with its own conditions. Unitywater remains the water and sewer provider on both sides of the boundary.

Do you take on smaller Sunshine Coast jobs?

Larger and longer projects justify the travel most easily. Send the scope and the program and we will tell you plainly whether we are the right contractor for it rather than quoting a job we cannot service properly.

Sunshine Coast project to price?

Send the drawings, the approval conditions and the program. Acid sulfate and sediment control requirements are priced as line items rather than buried in a rate.
