Civil plumbing & excavation in Brisbane
Brisbane civil plumbing runs through two authorities: Urban Utilities owns the water and sewer network and assesses connections, while Brisbane City Council assesses the plumbing work, the stormwater design and any excavation in the road reserve. Most of our Brisbane work is infill site servicing and the replacement of legacy drainage in suburbs built before PVC.
What is different about working in Brisbane
The split between Urban Utilities and the council is the first thing that shapes a Brisbane program. A connection application and a plumbing permit are separate processes with separate queues, and a townhouse project can sit idle while one waits on the other. Lodging both early is the difference between a six-week and a twelve-week servicing package.
Build-over and build-near consent comes up constantly on infill sites. Brisbane's older suburbs have sewer mains running through back yards rather than down the street, so a new house, deck or pool frequently lands inside the zone of influence. Consent conditions dictate footing design and access, and building approval waits on them.
Stormwater carries its own local complication. Brisbane City Council maps overland flow paths across large parts of the city, and those maps constrain levels, fill and where water may be discharged. On creek-catchment sites the flood planning level sets the height of overflow relief points and pit lids before any pipe is sized.
Then there is access. Subdivided inner-city blocks leave no room to stockpile spoil, so material is trucked as it comes out of the ground and trenching is staged around the builder's sequence. Traffic management for kerb and verge work in inner suburbs often means restricted hours and a signed plan rather than two cones and a spotter.

Who approves a sewer connection in Brisbane?
Urban Utilities assesses the connection to its network and sets the connection point. Brisbane City Council assesses the plumbing and drainage work and inspects it. Both applications can run in parallel, and we lodge them as part of the scope. Approvals guide.
There is a sewer main through my back yard. Can I still build?
Usually, with build-over or build-near consent from Urban Utilities. Consent conditions govern footings, cover and continued access to the asset, and they need to be in hand before building approval. Older inner-suburban lots are where this comes up most.
Why do old Brisbane drains keep blocking?
